Commercial Properties

A quick look at the information available on the Internet as far as real estate transactions will turn up a lot of information on residential real estate, far more than on commercial. The reason for this is simple. Whether you live in Colorado Springs Colorado or are looking through Kitchener Waterloo real estate listings, most residential real estate transactions are the same. They are fairly straightforward and because of their common nature, most of the problems have been addressed.

The same is not true of commercial real estate. The title commercial real estate, alone, presents significant problems in that it is a very broad definition. A corner office in a multi unit building used by a Toronto commercial real estate broker falls under the same umbrella as a Colorado Springs pet store; they are both considered commercial real estate.

Just as the definition of commercial real estate covers a broad number of different pieces of property, the laws which apply to commercial real estate can be broad and unforgiving. In many states, and Colorado is one, there are lending and practice laws which protect residential real estate purchasers. These same laws due not apply to commercial real estate buyers; you are at the mercy of the integrity of any commercial mortgage broker with whom you apply for a loan. For that reason, it is a good idea to use the services of a real estate agent experienced in the commercial field when you are buying property for business.

One of the first things a real estate agent will ask you is what type of business you plan to run on the property. Colorado Springs, just like Oakville homes and other municipalities, has specific zoning which regulates which type of businesses can be operated where. The last thing you need is to buy a piece of property for your business, and then find out you can't conduct that type of business in the area. This is a more common occurrence amongst small business owners than you might think, and can result in a good business going bankrupt before it gets off the ground.

A real estate agent can also help you find out if there are any outstanding issues with the property you are thinking about buying. Mechanical and other types of liens, defects in title, and contamination are all common issues within the commercial real estate niche. Experienced agents can help you discover any underlying problems with the property and point you in the right direction as far as getting it fixed. They can also assist you with the ins and outs that come with commercial mortgage lending, an area which operates by its own extensive rule book.

When you are looking for a commercial real estate agent to help you find business property in the Colorado Springs area, remember that by definition a listing agent will assist the seller. Business owners would do well to hire their own buying agents, to ensure that their best interests are put first.
